An affordable home in Johannesburg took a median 132 days to sell in the first quarter of 2026; the same bracket in Cape Town took 49. Cape Town sold faster in every price band, and closer to the asking price. It is not only a metro story: six districts outside the big five are outperforming most of them on both counts. The machinery behind the market is speeding up too, with AI-powered valuations turning a job that once took more than a week into one that takes seconds.

A tale of two cities

Cape Town and Johannesburg’s residential markets are telling very different stories. Homes sold faster in Cape Town in every price band in the first quarter of 2026, and closer to the asking price. The gap is starkest below R500 000: a median 132 days in Johannesburg against 49 in Cape Town. Lightstone looks at time on market, price reductions and how far below asking buyers are offering in the country’s two biggest markets.

Top six districts outperform most of the big five metros

Six districts outside the metros are giving the big five a run for their money. Cape Winelands leads, with homes selling in under 50 days and achieving 95% of the asking price, bettered only by Cape Town. The buyer profiles differ sharply too: 69% of iLembe and 67% of Cape Winelands buyers are under 50, while Overberg and Eden draw more over-50s. Lightstone looks at who is buying in each, and why.
